A new project will allow the recovery of one of the most significant buildings in the historic center, located in front of the Rosario chapel (14/11/2018)

The Department of Urban Planning plans to grant the license in this regard over the next few days.

The building will have 8 houses and 10 parking spaces.

The councilor of Urbanism in the City of Lorca, Satur Martinez, has reported that if only a couple of weeks ago we could see the improvement that is undergoing the construction sector in Lorca with residential housing data and the implementation of new activities , today we are in a position to affirm that this economic reactivation begins to reach the heart of Lorca, to our Historic Site.

The Urban Planning Department, in this line, will grant in the next few days a license for works for the conservation and construction of a building located in Santo Domingo, Plaza de Saavedra and Calle Alcázar de Lorca streets.

It is a building located in front of the Chapel of the Rosary, religious seat of Paso Blanco, and that was very affected by the earthquake.

This building is totally propped up, even invading its scaffolding part of the sidewalk, a situation that forced the Paso Blanco to place a decorative canvas (trompe l'oeil) that minimized the visual impact produced by the aforementioned structure.

In that building, according to the determinations of the PEPRI, 8 homes and 10 parking spaces will be built.

The site is currently occupied by 2 buildings, within the delimitation of the Special Plan for Integral Protection and Rehabilitation in the Historic Artistic Area of ​​Lorca, block 16, farms 1 and 2. They have a degree of protection 3. Both farms, although they have separate files, constitute a single cadastral property and integrate a single unit.

The 2 buildings have a single entrance and a single vertical access stairwell, which communicates with all the homes at different heights.

Regarding the first farm, located opposite the Plaza de Saavedra, we are talking about a building of great simplicity that has undergone several transformations over time, having recently been renovated (90s).

It is an 18th century house with a wide 6-axis façade and raised on 3 floors.

The low body, without interest, already denotes the taste for flatness, so typical of local architecture, with masonry walls in white and hardly ornamentation.

Its main facade has 4 symmetrical axes of equal proportions and 2 remaining, closer to the Alcazar street, of greater height.

Its walls open with barred windows and with smooth enclosed balconies - with iron railings.

The upper floor consists of small windows and a mid-flight wing that tops the set.

The second of the estates is a building from the decade 1860-1870 that will inhabit one of our most popular Lorca, Eulogio Saavedra Pérez de Meca.

It is a good example of romantic architecture with eclectic elements in its decoration.

It has 3 floors and double facade.

The main street Santo Domingo, is configured with 3 axes of marked symmetry and strict compositional order;

in horizontal the floors are divided with prominent molded imposts and in the canton a chain of ashlars is inscribed.

The ground floor with soda cushioned stone plinth and recessed arch hollows with voussoirs.

The windows of the upper floors are adorned with plasterwork: smooth jambs with neo-oriental capitals and a frieze of varied geometric composition (incised) in the form of festoons and star motifs;

They finish overalls with stylized leaves.

The rejería is very simple.

Exterior brick seen in a red-hued red, while its façade to the Plaza de Saavedra had the characteristic masonry wall plastered in white, which in the last rehabilitation was covered with a plate of equal size and color as the main facade.

The referred solar will be built on a surface of 2,060 m² with a volume of 6,800 m3.

On the ground floor will be placed the garage of the houses, which will have its entrance through the Plaza de Saavedra.

In the building there will be homes of 2, 3 and 4 bedrooms.

Accelerating the final approval of the Peprich.

The mayor of Urbanism has indicated that all the sectorial reports have already been received in the Urban Planning Area after the PEPRICH Advance, and the Planning and Management Service is beginning to resolve the allegations made by the citizens in the public information period, for which we are in a position to announce that after the Christmas period, the Lorca City Council will provisionally approve the aforementioned text, which should be an impulse for the improvement of our Historic District.

In this way, if the efforts made by our City Council are able to add the contribution and investment of the private initiative, it will be the best way to have a living and renewed historic center that fulfills its primary function, that of being the heart of our city.

Satur Martínez explained that the first approaches to the Urban Planning Area of ​​an investment hotel group interested in opening a hotel in the historic site have been initiated.

If it ends up setting the operation will mean the recovery of an emblematic building in the PEPRI that will enable the construction of a hotel of around 30 rooms, with an approximate investment of € 4,000,000.
