The Department of Urban Development grants license to Lorca promoters to build an educational center in front of the neighborhood of San Fernando with an investment of 1.8 million euros (31/10/2017)

The area in which it is located has benefited from a strong boost, housing multiple facilities for attention and service to the citizen: National Police Station, Lorca-Sutullena Health Center, Municipal Nursery and the Cultural Resources Center.

The Town Planning Councilor in the City of Lorca, Saturnina Martínez, has reported that this municipal area has granted a license to the promoters that foresee the execution of a private Educational Center that they intend to enable in the urban area, specifically in the area that is located next to the starting point of the old Carretera de Águilas and in front of the roundabout of the Barrio de San Fernando.

The Town Planning Edil explained that the College has been promoted by a company in Lorca.

The municipal license gives the approval that it would make possible the construction of a School Center for Infant, Primary, Secondary and Baccalaureate Education.

We are talking about an infrastructure that expects to have a floor area of ​​3,923.87 m², plus a garage with 2 floors for 41 vehicles, including in the same way, another type of facilities linked to the profile of services that these centers usually have, as is the case of dining room and cafeteria, resulting in a total constructed area of ​​4,039 m².

In addition to the building, common sports areas and playgrounds are planned.

Martínez Pérez has stated that this is the first action in our municipality aimed at providing Lorca with a completely private Educational Center without resorting to the educational concert.

The objective goes beyond the city of Lorca because the promoters who are constituted in a cooperative of teachers, think offer this center to students throughout the Guadalentín region and even bordering areas of the province of Almeria.

The objective that has been expressed by the promoters of this action is to ensure that in this center, agreed with Universities in the region and the rest of the country, they can offer Master's degree courses and training modules that would be developed during the weekends and in vacation periods and that would increase the educational offer of our municipality, being an added attraction that could be effective to attract visitors, both from those who receive the training that is given, and from their families, generating very positive synergies especially for trade and the hotel industry

The Councilor for Urban Development has pointed out that the project in question configures the area in which it is intended to be built as a new urban reference, radically changing the appearance and infrastructures that it had just a few years ago.

We are talking about an area that encompasses the neighborhood of San Fernando and the area popularly known as Camino del Gato, which has ceased to be an area of ​​the outskirts of the city to house multiple facilities for citizen attention and service (Comisaría del Cuerpo Nacional de Police, Lorca-Sutullena Health Center, Mental Health Center, Municipal Nursery and the Cultural Resources Center), as well as different blocks of flats and houses of very recent construction.

It should also be noted that the Alameda de Cervantes Urban Renewal works (3.2 million euros), the complete reconstruction of the buildings that made up the San Fernando neighborhood (232 floors in execution), are being executed in this area. Section 4 of the Evacuation Round (7 million euros), as the main investments to make our New Lorca real.

Satur Martinez has indicated that the term to start the works is 6 months and to conclude them for 2 years.

The building to be built consists of two modules.

The main objective of the project is to provide the classrooms with a luminous space regardless of the time of day, taking advantage of the many hours of sunlight that are enjoyed in our region.

According to the project presented by the promoters in the Consistory, the plot has two clearly differentiated elements around a central courtyard sunk in that area.

It distributes the administration program, the Primary, Secondary, Baccalaureate and common workshops.

In the basement are located the building facilities and a parking lot.

The ground floor is divided into two wings with independent accesses that separate the administrative area and primary classrooms.

The first floor houses the classrooms of Secondary and Baccalaureate and on it, on the second floor, the library and workshops.

The infant education module, cafeteria and garage.

The infant education plant has a linear scheme, a corridor that distributes the classrooms on both sides.

The classrooms have a WC shared between two classrooms.

The cafeteria, under the children's floor, has direct access from the central patio.

In the basement 2 there is the second car park of the building (Module 2).

The building will have all energy saving and thermal insulation measures in line with current trends in sustainable construction.

This construction will have an envelope of characteristics such that adequately limits the energy demand necessary to achieve thermal wellbeing depending on the local climate, the use of the building and the summer-winter regime, as well as its isolation and inertia characteristics. , air permeability and exposure to solar radiation, reduces the risk of appearance of surface and interstitial condensation humidities that may damage its characteristics and adequately treating thermal bridges to limit heat losses or gains and avoid hygrothermal problems in them.

The building also has the appropriate thermal facilities designed to provide the thermal well-being of its occupants, regulating the performance of the same and of their equipment, as well as lighting installations adapted to the needs of their users and at the same time energy-efficient. a control system that allows adjusting the ignition to the actual occupation of the area, as well as a regulation system that optimizes the use of natural light in areas that meet certain conditions.

The total investment determined by the property to develop the construction of this educational center is around 1,800,000 euros.

The demand for domestic hot water has been foreseen for the incorporation of systems for capturing, storing and using low-temperature solar energy, appropriate to the global solar radiation of its location and to the hot water demand of the building.
