The City of Lorca handles a Special Interior Reform Plan (20/09/2012)

Planning the mayor has indicated that it is good news that evidence that the process of reconstruction of Lorca after the earthquakes is underway, and each week the examples of this recovery are accumulated.

During the last days we are seeing the lots are filled with cranes and how the final drafts of several buildings are seeing the light.

The reality is that the process is underway and accelerating gradually in recent weeks.

The purpose of the Special Plan to increase the maximum permitted height of 5 floors in the building that had ground floor apartments and building depth increased by 1.50 m, taking into account that under the rules of the Partial Plan South Zone which houses the land subject of this Special Plan is allowed a maximum height of 4 storeys and a maximum depth of 18 meters buildable.

The possibility of increased height proposed in this PERI is justified by the need for reconstruction of property due to accidental demolition before the building had ground floor apartments as seen in the photos attached.

The community of owners said that to carry out the reconstruction currently considering legislation is applicable to them as the Technical Building Code (boxes telecommunications facilities, accountants ...), regulations and the General Plan installation of lifts which did not exist in the original building, asking that all facilities are located on the ground floor, because if the height is not increased, the houses located in the plant would suffer a great loss in the surface and could not rebuild on pre-existing conditions.

Furthermore the proposed maximum increase in background necessary to allow new housing to maintain the same buildable useful in the original building before demolition as a result of the common spaces increased area of ​​stairs and elevators.
