The City Commission to support families at risk of eviction has handled 73 cases since its launch (24/06/2015)

Of the 73 families who have been advised by the municipal officers of the Department of Housing, 32 have gone to the Department of Social Services to ask for some assistance to meet basic needs.

Aldermen and Family Services City of Lorca, Maria del Carmen Ruiz and Agustin Llamas, have offered an assessment of the work done by the City Commission to support families at risk of eviction living in our town this morning.

This is a pioneering service nationwide that began two years ago thanks to the agreement signed by the Consistory Lorca with the Bar Association.

It should be noted that families that use this service are also derived from the Affected Service Office of the Department of Housing, located in the House of Sport, where they clarify doubts about previous situations.

In the 2 years of the service it has advised and brokered 73 families were at risk.

Agustin Llamas said that the files were finally sent to the Bar Association, a total of 18, has achieved a definitive solution to 12, while another 6 are being handled by conducting negotiations with banks aimed at the reaching an agreement between the parties.

Housing Councilman explained that 11 families have come to this office and has recommended them first to speak directly with the bank according to the instructions given them by the municipal officers, after they have reached an agreement with the entity.

Banks Mare Nostrum and Sabadell are more facilitating those agreements families who are covered by this service, which are mostly taking a mortgage who have lost their job and has run out of unemployment benefits .

The profile of the people served are Spaniards between 30 and 55 with a household of 3 or 4 members.

Llamas explained that a combined total of 35 families have come to the Department for information or to make any type of query regarding questions related to the default.

Agustin Llamas has reported that the Office of Citizen have also been treated 7 cases of families who have asked for help with the bank regarding the payment in kind, but after negotiations municipal technicians the bank has offered the renewal loan.

In addition there are 2 families reached an agreement with the bank less than a year ago.

Mari Carmen Ruiz explained that of the 73 families who have been advised by the municipal officers of the Department of Housing, 32 have gone to the Department of Social Services to ask for some assistance related to meeting basic needs.

Housing Councillor has indicated that the municipal office has become an example for other municipalities, like the agreement with the Bar Association, which is the first of its kind signed by a local administration of the region with professional association of lawyers, it provides free legal support from the outset to avoid reaching a more complicated situation.

To this end, the City Council funds this agreement with a contribution to the Bar, in exchange for which the lawyers inform families about the possibility of addressing the difficulties of mortgage payment from their usual homes;

personalized advice on specific procedures to be performed before or early in the defaulted mortgage;

They help find agreed between the debtor and the bank for situations that have improved outlook or with certain changes in the relationship can get effective solutions that do not result in foreclosure solutions;

and even use residential brokerage mechanisms for situations related to possible foreclosure.

This service is aimed at families living in Lorca who are already immersed in foreclosure proceedings or likely to be affected by residential risk situations that may lead to foreclosure on the residence of his property.

So, they are considered as potential beneficiaries of this agreement those families who, although they have not failed to pay, need information on the possibilities and consequences of a possible default.

Similarly, although those have not stopped paying seek a solution with the financial institution, as is expected to be unable to pay the fees and brokerage is required to achieve better conditions to continue paying.

Also they included as possible attention situations in which it has failed to pay but still has not filed a complaint, to seek guidance and mediation with the financial institution to avoid the filing of the complaint;
